Testing Well Water When Buying Or Selling Real Estate

When buying or selling real estate, water testing will be required if the home is serviced by a well. Some steps will be required depending on what side of the sale you are on.

If you are a seller, take a water sample at the time you decide to put the property on the market. If there is a problem, it can be corrected before a buyer enters the scene. Their offer to purchase will be conditional on a water test. Testing 3 times a year is recommended to keep you up-to-date on the quality of your family's drinking water. The Ontario Ministry of Health provides all the services you require to complete this task.

As a buyer, you will want to include a condition in your offer. This will allow you enough time to determine that the well water is suitable for human consumption. Your mortgage company will also require a copy of the report. They will not finance a property with poor quality water.

Whether you are buying or selling a property with a well, you can contact a local Public Health Lab. They have the test bottles as well as instructions how to have the water tested.

Can A Real Estate Agent Get 26% More For A Home - Update

Can a real estate agent really get 26% more for a home than a private seller? This is a claim that a realtor made in a post on his blog.

On September 18 we posted a comment on the agents post. We asked for verification of this statement so we could read the article. Here is our request.

There is a post on Activerain where the blogger claims that a real estate agent will get about 26% more for a house than the For Sale By Owner seller will.

Lets do some math. A Realtor sells a property for $300,000 which is market value. Based on the above statement, the FSBO seller will only get $238,095 for the same home. That's a lot of money to give away.

Obviously this statement is not correct. I am currently trying to obtain a copy of the report that makes this claim. How can you even start to compile a statistic like this?

Prepare Your Home For Winter - Do It Now While The Weather Is Good

Here are some tips to prepare your home for winter.

  • Check your insulation. You should consider R-30 to be the minimum. Generally older homes do not meet their requirements, therefore some should be added.
  • Clean all eaves troughs of leaves and debris. Make sure water can flow freely. Check to see if any troughs are loose and if so, secure them.
  • Contact a heating contractor and have your heating system checked. Make sure there is a new filter installed.
  • Outdoor faucets should be shut off and drained.
  • Chimneys should be cleaned and inspected. If this has not been done in awhile, don't use it until a professional has looked at it.
  • Check the shingles on your house. Replace loose ones. If they appear dried out and curling, call a roofer. They may need to be replaced.
  • Get your snow shovels, salt and sand ready. If you require any of these, buy them now. When they are needed in the winter, some stores run out.
  • Trim trees that overhang the roof on your home. If they become weighted with snow and ice, they can damage your roof. The motion created by the wind will cause premature wear.
  • If you have any water pipes that are exposed to freezing temperatures, make sure they are insulated.
  • Make sure all downspouts are secure direct water away from the foundation of your home.
  • Take some time and caulk around all windows, doors and exterior trim. If the existing is dried out, remove it and apply some new. Also check the weather stripping around doors and windows.
  • If your home is older and has storm windows, install them before the weather gets too bad. You might also consider buying new vinyl windows as they will be more energy efficient.

Some of these steps require a professionals assistance. It will be money well spent. If you are doing any work yourself, consider that you want to keep the bad weather out. It will also help you save energy costs.

Advertising Real Estate For Sale

The other day I was talking with a real estate agent. I asked how business was. They responded that it was dead. Nothing was happening because their phone was not ringing.

I then asked how many listings they had. Five right now and working on getting another one in the next couple of days. But nothing is happening right now on any of them. Very few showings and no phone calls.

I decided to take it to another level. I asked what they were doing to market and advertise their listings. I'm glad I was sitting down because I was not prepared for what I heard. They stated ‘why should I spend money on advertising when no one is calling. It is dead out there'.

Later I was thinking, here is a professional that is an expert in marketing real estate. Don't they know that the first rule of advertising is to run ads when the phone is not ringing? It certainly is a good place to start to get some calls.

I also look at the free classified websites that are available to post ads. Why they are not packed full of realtors promoting their listings is a mystery to me. Large sites like Craigslist and Kijiji offer a lot of traffic that can no doubt get their phone ringing.

25% Of Residential Real Estate In Canada Is Sold Privately

Private sales of real estate in Canada amount to 25% of the market. This number surprises a lot of people, however statistics will verify it.

Have you ever bought a new home from a builder? If so, this was a private sale. No real estate agents were involved in the transaction as it was not listed on MLS. The builders representative drafted an offer which contained a condition for a few days to allow your lawyer to review it. If you accepted the agreement, you proceeded with the purchase.

So what is so difficult about selling your own home? You market the property, find an interested buyer, then get your lawyer involved. They handle the paperwork. You end up saving $10,000, $20,000 and even more in Realtors fees.

But let's be honest and qualify this argument. It does involve some work on your behalf. You have to step into the shoes of an agent. What you expect them to do will be your job.
