What To Offer To Include When You List Your Home For Sale

When you decide to sell your home, you will compile a list of items you want include as part of the deal. Here are some ideas you can use.

Window coverings. These are usually always left when the home is sold. They have been fitted to the particular window. Consider leaving all blinds and drapes unless the buyer specifies that you take them.

Built-in dishwasher. If you state on the listing that you want to remove the built-in dishwasher, it will really throw the buyer off. They picture a hole left in the cupboards. If you have the section that was removed when the dishwasher was installed, they might agree to replacing it. It is best to leave the dishwasher where it is so it does not become an issue during negotiations.

Lawn mower and garden tools. Some sellers are going to a new home where they will not require these items. They could be sold in a yard sale or left to the new owner.

Appliances. These include the fridge, stove, washer and clothes dryer. It is assumed in the real estate business that appliances are negotiable in the sale. Therefore, why include them in the listing agreement. If the buyer asks for them in the offer, you could use this to get more money. If they don't ask for them, you could offer the appliances if they will increase their price.

Above ground pool. If you offer this, you will attract those looking for a home with a pool. There are cases where the buyer states in the offer that they want the pool removed by the seller prior to closing.  

Furniture. Offering specific pieces of furniture will not attract any buyers. You could use these items to negotiate a better price.

These are the main items you will see discussed in a real estate sale. Since every transaction is unique, there might be others.

Sellers Conditions In An Offer

Sometimes a seller will require a condition in an offer. It will allow them a specified period of time in order to satisfy them with respect to something affecting the sale.

Some common seller's conditions you might find in an agreement of purchase and sale are:

  • Lawyer's approval. The seller may wish to have their real estate lawyer review the offer.
  • Approval by another person. The seller might have someone they confide in and would like their opinion.
  • Find another home. In some cases the buyer will request a quick closing. If the seller has not found another home to move to, they might require a short condition in order to find another one.
  • Approval by their mortgage company. The seller might be selling due to financial reasons. They might request a couple of days to discuss the sale with their mortgage lender.

When Is A Home Considered Sold?

When a real estate owner receives an offer on their property, there are in most cases conditions included. It is very rare that a firm offer is presented to the seller.

A condition in an offer allows the buyer a specified time period to satisfy themselves with respect to something of importance regarding the purchase. After they have heard the answer they want to hear, they will agree to proceed with the transaction.

The most common conditions in an agreement to purchase a property are financing and completing a professional home inspection.

If the buyer does not receive confirmation from their mortgage company that financing is approved, they will not be able to purchase the home. Although the buyer may have been pre-approved, the lender has to approve the transaction and property.

Most buyers will want to complete a professional home inspection of the property they are buying. They don't want to end up with someone else's problems. If the inspection by a home inspector reveals something they will not accept, they might decide to not go ahead with the purchase.

A property is not considered sold until all conditions have been ‘waived' or removed by the buyer. As you can see, something might prohibit them from completing the sale.

Where Is The Real Estate Business Headed?

On Friday we received 2 calls from real estate owners that are currently listed with a broker. The reason for the call is they are canceling their MLS listing and are going to sell private.

These calls were unsolicited. They came across HomesByOwner of Durham Region by our signs and word-of-mouth.

In one case the seller was waiting for the cancellation agreement to be signed by the broker. We have an appointment with them next Friday to list their home on our private sale website.

In the other, their listing expires in July. They are attempting to cancel, however the realtor is using every excuse to stop it. This is not uncommon as the most difficult job a real estate agent has is signing up a new client.

Two calls in 1 day. This leads us to the question ‘Where is the real estate business headed'? It comes down to the fact that the real estate industry is in control of their own destiny. The outlook does not look very promising.

When To Get Your Lawyer Involved In Your Private Sale

We are often asked the question when you should get your real estate lawyer involved in your sale. You don't require a legal professional until the time comes to complete the paperwork.

Our experience shows us that that there are 2 different scenarios that can play out. The first is a buyer will look at a property and call later to say they have been to their lawyer and have an offer. The seller will then forward it to their lawyer for review.

Private Sellers Should Make Inquiries Of The Buyers Looking At Their Home

When a real estate agent makes contact with a buyer that would like to purchase a property, the realtor will make sure they have financing approval. They do this to make sure their client is credit worthy and they are approved for the mortgage amount required.

As a private seller, it is a good idea to ask the potential buyer a few questions. This can be done without sounding too intrusive.

Here is an idea of some questions that can be asked to determine where the relationship is going with this particular prospect.

  1. Do you own a home now? If yes, go to question #2. If no, see #4.
  2. Have you sold it yet? If yes, you have a good buyer assuming they qualify to purchase your home. If no, see question #3.
  3. How long have you had it up for sale? What kind of action are you getting? Are you a private sale or listed with a real estate agent? The answers to these questions will determine the time frame of this buyer purchasing your home. They might be in a position that they can own 2 homes at once.
  4. Have you arranged financing? If yes, they will know whether they are capable of financing your home. If no, you should have them contact a mortgage broker to get a pre-approval. This can be done quickly with a credit check.

A few simple questions can save a lot of time. Do not proceed with drawing up an offer until the buyer has talked with a mortgage broker. For the buyer that has not sold their home yet, you might have to entertain an offer conditional upon them selling it.

Selling Privately Can Be A Part-Time Job That Pays Well

A survey of For Sale By Owner real estate sales indicated that they sold in just over 3 months and sold for 95% of the list price. The savings in real estate commissions totaled more than $10,000.

To break this down, let's say that it took 91 days or 13 weeks to sell the FSBO property. The commission savings of $10,000 based on the time period involved would breakdown to $110 a day or $770 a week.

Considering this is a part-time job, it is not a bad paying one. If it were a job, you would need to gross around $1,000 a week to bring home $770 after taxes. No doubt there would be a long lineup for an income like this.

As for the property selling for 95% of the asking price, this is reasonable. If the property was listed with a Realtor, it might sell for a little more, however the savings in fees would go a long way to offset this.

If a real estate agent says they can get more money for a property, not only is this a false statement, but there is no way to prove it.

In addition to the savings in real estate agents commissions, private sellers enjoy handling their own transaction. They are not under any pressure and can communicate directly with the buyer.

46% Of Successful FSBO's Would Sell By Owner Again

A recent report by the National Association of Realtors (NAR) shows that 46% of those selling privately would do it again.

If you are talking to a Realtor, they will state that those that attempt to sell For Sale By Owner will list with a real estate agent the next time. This survey shows that is not true.

In the 2006 report by the NAR, private sellers were asked if they would attempt a private sale again.

  • 46% said Yes.
  • 44% said they were not sure.
  • 10% stated they would use a real estate agent the next time.

These figures show that half of those contacted would do it again. The 44% that were uncertain had an experience that did not discourage them from considering the FSBO solution again.

The figures clearly show that 90% of those selling by owner will or might sell privately again.

So, 10% stated that they would list with a real estate company the next time they sell. Realtors will lead you to believe that this number is much higher and that there are many horror stories for those that did not.

For Sale By Owner sales currently account for 29% of real estate transactions. It is forcasted that this number will grow to 50% in the next 4 years. Successful private sellers will go the FSBO route again to save paying high real estate fees and control their own sale.
