How Do You Measure FSBO Statistics?

Recently we posted to our blog about measuring FSBO Statistics. Our claim, which can be substantiated, stated that 25% of residential real estate sold in Canada is by private sale.

A blogger commented on this post by saying 'Statistics are hard to measure in the for sale by owner marketplace...........'. This raises an interesting question.

How does the real estate industry claim that 90% of FSBO's end up listing with a broker? Another real estate agent in his blog on Activerain.com stated that realtor's can get 26% more for a property.

There is no question. The real estate industry is running scared. Technology is taking the control of selling real estate out of their hands. As much as they try to discourage owners from selling privately, it is the way of the future.

How do you calculate how many private sales were transacted? Simple. Subtract the number of sales as submitted by the Canadian Real Esate Association (CREA) from the number of transactions registered at the land registry office.

Maintain Your Clothes Dryer To Prevent An Accident

You need to maintain your clothes dryer to prevent a fire if you use fabric softener sheets. This is an easy task that everyone do.

As a test, pull out the lint filter. Run some water through it. If the water pools, the filter will require a cleaning to function properly.

Fabric softener sheets leave a residue. The build up over time prevents the proper venting of the moisture and heat. This can lead to the possibility of a fire.

Using a scrub brush, wash the filter in soapy water. This should be done every 6 months. Following the cleaning, run some water to see how freely the screen works now.

By performing this task, you will also eliminate the premature failure of the heating element. Also remove all lint before each load.

Power of Attorney and Selling Real Estate

Many years ago, my widowed mother executed two Power of Attorneys:  one for personal care and one for property.  It was one of the best things she could have done. 

Five years ago, my Mom had a debilitating stroke that left her partially paralyzed and unable to speak.  As a result, her home had to be sold and I had to take over responsibility of all of her assets and personal care.  This was easily possible because of the existing and valid Power of Attorneys; without them, the Public Guardian and Trustee for the Province would have stepped in and taken over her affairs.  What a thought.

It's becoming increasingly common to see properties listed for sale with the Seller being represented by an attorney given the power to handle the transaction.  As this is an area most REALTORS® don't have a great deal of training in, our real estate board recently held a training session led by local lawyer.

He explained that there are two categories of POA's; one for personal care and one for property.  With respect to property specifically, there are then two types:  one is a non-continuing POA which is limited and specific in purpose; for example if a seller was out of the country and unable to execute documents for a specific period of time.  The second type is a continuing POA which is most common.  It gives power to the named attorney (and we're not talking about a lawyer here) to do anything on the persons behalf that they could do if they were capable except make a will.

In order to be legal, POA's must meet various requirements and among them, it must be signed by the person giving the attorney power, it must be dated and two adult, arms length witnesses be present and sign.

In respect to real estate transactions, Sellers who are acting under the Power of Attorney should make sure that any conditions in the document are met and that the POA is valid as they will be responsible for the actions they take.  Then they should provide an original or notarized copy of the document to their REALTOR®.

For buyers purchasing a property where the documents are executed by a POA on behalf of the property owner, it would be prudent to include a clause right in the agreement of purchase and sale having the POA warrant that the POA is indeed in full force and effect.

Thanks To Ruthmarie Hicks - A Great Point About Safety When Showing A Home

Thanks to Ruthmarie Hicks for her comment on our post on Activerain regarding safety when showing a home. She said:

This is a good list. Not just for FSBO's but for everyone. Safety first. I make sure I have everyone's information before I let them into a home. Stairs are important too. I make sure buyers go down the stairs FIRST. After all, I don't want to get PUSHED down the stairs.

She brings up a good point of allowing the buyer to go down the stairs first. As a private seller, you should practice this rule. Real estate agents should beware as well. In both scenarios you can take this time to shut off the remaining lights.
