The Big FSBO Lie

This is an interesting post created by a real estate agent. Time permitting, we will be addressing each statement. Stay tuned.

People give several reasons for trying to do a For Sale By Owner (FSBO) on their property.  The reasons are really as varied as the people doing it.  In most cases, however, all those "reasons" boil down to one thing, the commission to an agent.  It's all over the Internet as well.  Tons of posts on how to Sell it Yourself and SAVE the Commission.  Simply type in FSBO tips, or FSBO how to and see the list.  Here's the real truth and why it's a Big FSBO Lie;  Whether you sell it yourself or you list with an agent, you will rarely, if ever, save the commission.

Wow, I bet you're saying, "harsh words, Roger."  Especially if you are, or are considering, selling FSBO.  This article is not about whether it's a good idea to sell a home yourself or not.  If you are planning on trying, you need to do it for the right reasons.  If it's because you think you can save the commission, read on.

First, determine where you read that you can save the commission by selling it yourself.  Most FSBO articles are written by one of two groups of people.

The first group is the FSBO websites and magazines.  Of course they are going to be saying that.  They make money off of you, as a FSBO (by the way, there went some of that 'savings').  Tack on their Premium Flat-Fee Listing Service that many offer and you've lost some more of that savings.

The second group of people that promote this are real estate investors that have the "We Buy Houses" systems in place.  Real estate investors buy property at a discount and resell.  Their primary source of properties?  You guessed it, FSBO's.  Now, if you need to sell fast and are in a position to do so, this may be an excellent option (more on this in a later article), but don't pretend that you're saving the commission, here.  Any money that would have been paid as a commission is going into the investor's pocket, not yours.

Second, you have to determine your marketing costs to advertise your property effectively.

Selling a house is just not as easy as buying one of those nice red and white "For Sale By Owner" yard signs and waiting on the phone to ring.  You have to do some serious marketing in order to give yourself the best chance of getting a qualified buyer in the door.  All that marketing, and marketing dollars, are usually spent by the agent.  That's part of the commission cost.  If you don't hire an agent, then you have to foot that bill.  At a minimum, you can expect to spend approximately $1000 to $2000 dollars on advertising a property.  Nudge a little more off that savings, again.

Third, you have to determine the value of YOUR time.

Almost no one considers this aspect of FSBO.  It is going to take a lot of your personal time to sell your home.  Answering phone calls, showing the home, updating information on the Web, qualifying buyers are just a small sampling of what you will be responsible for when selling on your own.  If you spend just 60 hours total working on selling your home, at $50 an hour, you've racked up a $3000 charge to yourself.  It will probably be a lot more than 60 hours, too.  You may be fine with that, but you're going to EARN that $3K, not save it!

Fourth, you have to know who really pays the commission.

What? you say.  The seller pays the commission, everybody knows that!  Do they now?  Sure, the commission comes out of the seller's proceeds (ie, the sales price), but where does that money come from?  The buyer.  Without a buyer, there is no sale.  Without a sale, there is no commission.  Simple comparison: If I'm pumping gas and I give you $10 to pay the cashier, who actually paid the cashier? Home Renovations Tax Credit Introduced By Canadian Government

A home renovations tax credit was introduced by the Canadian government on Tuesday. This is good news for retailers, contractors and property owners.

The 15% Home Renovation Tax Credit (HRTC) is effective immediately and runs until February 1, 2010. The plan provides up to $1,350 in tax relief. Eligible expenses greater than $1,000 but no more that $10,000 qualify.

Houses, cottages and condos owned for personal use are included in the program. Maintenance and routine repairs do not qualify.

Using A Professional Real Estate Appraiser To Establish Your Asking Price

Another option is to use a professional real estate appraiser to establish your asking price. As stated in an earlier post, this is the most important step for a successful sale.

2009 is forecast to be a challenging year in the real estate business. The number of sales dropped in 2008, compared to 2007. Current economic conditions are showing that this will be a tough year.

A major Canadian real estate company has forecast that real estate values will drop by 3% in Canada this year. Locally they state the drop will be 4%. For those selling a home this year, the price they ask must be market value.

Most owners have a general idea what their property is worth. One way they can find out is contact a real estate agent. In most cases, they will provide a market evaluation at no cost.

Professional real estate appraisers provide this service. They will provide a detailed report with a list of comparable properties they used. Expect to pay in the range of $300. It can be well worth the cost, especially if the property is a unique one. Look in the Yellow Pages under ‘Real Estate Appraisers' to find one in Durham Region.

Durham Region Home Sales Drop In 2008

Durham Region Home Sales dropped in 2008 compared to 2007. However, average sales prices went up slightly.

The total sales for 2008 dropped 14.2% compared to 2007. Average sales prices went up 1.4% for the same time period. In 2008, the average home sale was $273,370, compared to the 2007 figure of $269,600.

The real estate industry is hopeful that the market rebounds in 2009.

Pricing your For Sale By Owner home is the first step to take. Based on what you decide to ask, it will determine how many lookers you get and the length of time it will take to sell. If you are ready to sell your property and want to try it on your own before committing to list with a local Realtor, below are a few tips that will help better your chances of successfully selling your property.  And also, a few tips you need to do BEFORE you try to sell.

Before Tip #1: Get a Home Inspection

Hire a good local home inspector to review your property and then fix everything that they find that needs attention.  This will help.  And don't worry, I can assure you that when the buyer's home inspector comes through, they will find more stuff.  This will just make it much easier to deal with later.

Before Tip #2: Know Why You're Selling

Sounds dumb, I'm sure, but why you're selling is very important to the success of selling.  Your marketing will depend on it.  Marketing to get top-dollar is different from marketing for a quick sale.  Also, if you're putting your house for sale because you're facing a possible foreclosure, STOP THINKING FSBO, and call a Realtor that specializes in your situation.  More on in a later article.

Selling Tips

1. Buy a few books on Home Selling and Home Marketing.

2. Set your price by researching it on the Internet, and by reviewing other homes in your neighborhood or area that are listed for sale.  You may also be able to research your county's tax office to see what other homes have sold for in the past.

3. Setup your marketing budget and your marketing plan.  Marketing will usually cost a minimum of $1000 to effective showcase your home, and frequently more.  This includes such things as daily and Sunday edition newspaper ads, signs, flyers, a property website, Internet listings, local magazine listing, etc. This does not include the cost of using a flat-fee MLS service, which usually runs between $400-1000.

4. Be prepared to take phone calls.  Buyers want to talk with someone when they call.  Most will not leave messages.  If you will not be available to answer the phone, make plans for SOMEONE to answer.  You may have to hire an answering service for this.  The first contact with a prospective buyer is usually the most important.

5. Pre-Qualify potential buyers.  Before you let someone in your home, you need to make sure that they can actually buy it and that they are actually interested in buying.  Some basic questions to ask are, "have they been pre-qualified for a mortgage?" "if so, for what amount?" "Do they have a home for sale?" "Is it under contract or still listed?" "If under contract, is their buyer pre-qualified and do they have a home to sale?"

The next two points fall into marketing, but are too important to simply lump them in.

6. Buy a professionally made yard sign.  Stand out from the usual red and white "By Owner" sign.  Not only will it get your property noticed faster, a large typed phone number is much better than a small, rain-smeared hand-written one.

7. Take good quality digital pictures of your home.  These will be the main source material for all your advertising, so make the shots count.  You may even consider hiring a professional photographer to do your photos as in many cases, what the buyer sees in the pictures determine whether or not they even call on your home.
