When selling a home, you will have to decide what you want to take and what has to be left behind. Here are some ideas.
Chattels. These involve items that can be easily moved. These include appliances, area rugs, draperies and furnishings. Sometimes a buyer will request these in their offer. All chattels included in the transation should be clearly stated and it is a good idea to include model and serial numbers.
Fixtures. These include items that are attached to the home. An example are electric light fixtures. A common one is the dining room fixture. If the seller wants to take it with them, it should be stated and replaced with another one.
In the real estate business, the entire agreement must be in writing. Therefore, make sure your idea of the purchase and sale is clearly stated. If something is left out and you want to include it later, it might be difficult if not impossible.
