Here are some Open House tips to promote your home. For sale by owner properties need maximum exposure to attract potential buyers.
As soon as you decide the day and time you are holding your Open House, post it on the HomesByOwner.com website. This is another way buyers will be aware of when you are having one.
What you have to keep in mind is when someone arrives to view your home, you have to slow them down. They are going to be on edge because they are entering a strangers home. No doubt they will be aware they are meeting the owner as well. Introduce yourself immediately and shake hands. This is the best ice breaker.
- Remove all vehicles from the driveway to make room for the buyers to park.
- Make sure the garage door is shut.
- In the winter, make sure the driveway and entrance to the home is clear of all snow and ice.
- In the summer, cut the grass 2 days before the open house. Trim bushes and freshen-up the garden.
- Clean all the windows in the house.
- Get rid of all pets for the day. They can be a distraction and a nuisance.
- Turn on all lights in the house, especially in the basement. If you get busy and more than one person is viewing the home, you want them to be able to move freely and see every room. There is nothing worst than not being able to find a light switch.
- Open all drapes and blinds. Natural light is the best type of lighting.
- Keep the front door open. Turn on all the lights in the foyer. Make the entrance to your home inviting.
- Pull shower curtains to one side and toilet lids down.
- Make sure all garbage containers in the house are empty.
- In the hot weather, make sure the air conditioning is set at a comfortable level.
- If you can bake, do it on the day of the open house. Everyone loves the smell of home baking. If not, place some air fresheners throughout the house.
- Keep a log. Get the names and phone numbers of everyone that views your home. You can tell them you will keep them updated with any new developments. You can also use their contact information to do a followup the next day to get their thoughts.
- Brew some gourmet coffee. The smell appeals to most people. Offer them a cup when you get to the kitchen. You can get some styrofoam cups if you want. Coffee is the best way to slow someone down.
- Putting out some home baked goods will make you look good. Another thing that can slow people down.
- Put out some candy. Maybe 3 dishes with a different type in each bowl.
- Don't over sell. Try not to come across as a salesperson. For example, you can tell them it's a nice area. Do not take 10 minutes to describe every neighbour on the street.
- Have plenty of colour feature sheets on hand. If you don't have a colour printer, we will supply you with all you need. Give us a call.
- Thank them for attending your Open House.
