Sometimes a seller will require a condition in an offer. It will allow them a specified period of time in order to satisfy them with respect to something affecting the sale.
Some common seller's conditions you might find in an agreement of purchase and sale are:
- Lawyer's approval. The seller may wish to have their real estate lawyer review the offer.
- Approval by another person. The seller might have someone they confide in and would like their opinion.
- Find another home. In some cases the buyer will request a quick closing. If the seller has not found another home to move to, they might require a short condition in order to find another one.
- Approval by their mortgage company. The seller might be selling due to financial reasons. They might request a couple of days to discuss the sale with their mortgage lender.
Every real estate sale is unique. Therefore you might find there are other conditions sellers might request to be included in the offer.
