Using A Professional Real Estate Appraiser To Establish Your Asking Price

Another option is to use a professional real estate appraiser to establish your asking price. As stated in an earlier post, this is the most important step for a successful sale.

2009 is forecast to be a challenging year in the real estate business. The number of sales dropped in 2008, compared to 2007. Current economic conditions are showing that this will be a tough year.

A major Canadian real estate company has forecast that real estate values will drop by 3% in Canada this year. Locally they state the drop will be 4%. For those selling a home this year, the price they ask must be market value.

Most owners have a general idea what their property is worth. One way they can find out is contact a real estate agent. In most cases, they will provide a market evaluation at no cost.

Professional real estate appraisers provide this service. They will provide a detailed report with a list of comparable properties they used. Expect to pay in the range of $300. It can be well worth the cost, especially if the property is a unique one. Look in the Yellow Pages under ‘Real Estate Appraisers' to find one in Durham Region.

An appraisal performed by a certified real estate appraiser can help a seller to establish an asking price. The appraisal can also be a great negotiating tool when dealing with a prospective buyer who presents a low ball offer.
