Smoking in a home will do a lot of damage two ways. The smell will become imbedded in the furniture, carpets and drapes. Smoke will discolor walls and furniture.

If the home has a forced air heating and air conditioning system, it will circulate the smoke through the home. Although you think you are confining it to one room, the smoke will be distributed throughout the home when the system is running. Over time the duct work will hold the odor.

Many buyers are turned off by homes that have been smoked in. They cannot stand the smell and also realize what work that is involved to remove it. If the buyer decides to submit an offer, don't be surprised if it is lower than you want.

To remove the smell, carpets, drapes and furniture need to be cleaned. No doubt the home will also require a paint job. Additional steps may be required using a cleaning product that will deodorize.

Cats sometimes use furniture or walls as a scratching post. Take necessary steps to prevent this.

Private sales of real estate in Canada amount to 25% of the market. This number surprises a lot of people, however statistics will verify it.

Have you ever bought a new home from a builder? If so, this was a private sale. No real estate agents were involved in the transaction as it was not listed on MLS. The builders representative drafted an offer which contained a condition for a few days to allow your lawyer to review it. If you accepted the agreement, you proceeded with the purchase.

So what is so difficult about selling your own home? You market the property, find an interested buyer, then get your lawyer involved. They handle the paperwork. You end up saving $10,000, $20,000 and even more in Realtors fees.

But let's be honest and qualify this argument. It does involve some work on your behalf. You have to step into the shoes of an agent. What you expect them to do will be your job.

The forecast is that the number of private sales will double in the next 3-5 years. That's right, 50% of residential real estate sales will be completed on a private basis. Technology has changed the way real estate is bought and sold.

Can a real estate agent really get 26% more for a home than a private seller? This is a claim that a realtor made in a post on his blog.

On September 18 we posted a comment on the agents post. We asked for verification of this statement so we could read the article. Here is our request.

There is a post on Activerain where the blogger claims that a real estate agent will get about 26% more for a house than the For Sale By Owner seller will.

Lets do some math. A Realtor sells a property for $300,000 which is market value. Based on the above statement, the FSBO seller will only get $238,095 for the same home. That's a lot of money to give away.

Obviously this statement is not correct. I am currently trying to obtain a copy of the report that makes this claim. How can you even start to compile a statistic like this?

Someone selling the home For Sale By Owner should take some precautions when showing their home. Most of these are common sense, however a little refresher course is in order.

Arrange your showings for the daytime. If this is not possible, make sure there are 2 adults in the home,
Never let children show the home on their own. At least 1 adult should be present, if not 2.
When someone books an appointment, always get their name and phone number. They will understand as you might have to call to rebook.
If someone knocks on the door and wants a viewing, tell them that it is not a convenient time. Hand them one of your feature sheets that has your contact information. Tell them to call you later that night to book a showing.
When you walk someone through the home, have them enter a room first. This will keep you between them and the door.
Make note of the potential buyers make, model, colour and license plate number of the vehicle they are driving.
You might consider carrying your cell phone with you when they view the home. You can program 911 in your auto dial.
The best advice is to have 2 adults in the home for the showing. If necessary, you can ask a neighbour, friend or relative to drop over.
If you are on your own, do not go to the basement with them. Have all the lights on and let them explore by themselves.

Testing Well Water When Buying Or Selling Real Estate

When buying or selling real estate, water testing will be required if the home is serviced by a well. Some steps will be required depending on what side of the sale you are on.

If you are a seller, take a water sample at the time you decide to put the property on the market. If there is a problem, it can be corrected before a buyer enters the scene. Their offer to purchase will be conditional on a water test. Testing 3 times a year is recommended to keep you up-to-date on the quality of your family's drinking water. The Ontario Ministry of Health provides all the services you require to complete this task.

As a buyer, you will want to include a condition in your offer. This will allow you enough time to determine that the well water is suitable for human consumption. Your mortgage company will also require a copy of the report. They will not finance a property with poor quality water.

Whether you are buying or selling a property with a well, you can contact a local Public Health Lab. They have the test bottles as well as instructions how to have the water tested.
